Fifty stories and roughly 650 feet on a two acre site in Edgewater, at the convergence of the Design District, Wynwood, Midtown and the causeway to the beach. Anantara has 60 hotels across 24 countries and has never put its name on residences in the United States until this one.
1000 Group commissioned Kohn Pedersen Fox for the tower with ODP as architect of record, Studio Patricia Urquiola in Milan for the interiors, and P Landscape of Bangkok with EDSA for ~30,000 SF of Thai inspired gardens. ~130,000 SF of amenity, and a longevity centre occupying an entire floor. What follows is the record, and our read of it.
A brand's first building in a country is not the same product as its fortieth. Anantara has 60 hotels in 24 countries and twenty five years of operating history, and this is the debut of that platform in American residential. Debuts get the design attention and the operational scrutiny that later projects rarely receive.
The team is the substantiation. Kohn Pedersen Fox on the tower, Studio Patricia Urquiola on the interiors from Milan, and P Landscape of Bangkok on the gardens. 1000 Group has delivered over 10 million square feet, including One Thousand Museum and the Four Seasons Residences at Brickell, so the execution record in this city is on the board rather than promised.
The Vitality and Longevity Center is the part that separates this from the field. It is not a spa attached to a gym, it is a floor of roughly 30,000 square feet organised around four disciplines, and it sits inside a building aligned to WELL and Fitwel standards. In a market where wellness is usually a word in a brochure, this is a floor plan.
Two honest cautions. The brand is unproven in American residential, which is the flip side of buying a debut. And the resort residences come with an optional management programme, which means those buyers are acquiring an operating arrangement as much as a home, and the terms of that arrangement deserve as much attention as the finishes.
